Associate Director for Capital Projects

["Serve as Associate Director for a variety of in-house rehabilitation, repair, and major maintenance projects relating to the preparation of technical specifications, drawings, cost estimates, procurement, construction, and project close out. This will include the coordination of fieldwork in connection with design documents as well as construction work. Prepare and update schedules using MS Project or other software. Serve as main point of contact with stakeholders from project inception through completion. Makes recommendations in accordance with APPA standards for all in-house rehabilitation and repair projects in coordination with University standards.", "Responsible for hiring, role assignment, and development of the Project Manager(s) responsible for Campus Living facilities turnover work for all residence halls and apartments. Provide leadership and direction based on industry standards to meet the goals and objectives of Campus Living as it relates to the life cycle and replacement of furniture, fixtures, and equipment. Set turnover priorities and resolve difficult problems that require a combination of investigation, research, and analysis. May oversee temporary student staff.", "Analyze facility condition assessment data and formulate recommendations for the ongoing development of the long range capital plan for Campus Living facilities. Identify and reccomend programmatic needs for an ongoing comprehensive plan. Work with assistant directors to maintain facility condition database information and generate accurate reports. Regularly report out on factors such as remaining useful life, estimated cost projections, risk of failure, and building code implications to residential facilities leadership. Identify projects to be completed by Campus Living staff and oversee scope execution. Coordinate Campus Living staff work with larger projects managed by outside agencies or other campus units. Actively contribute to the Campus Living budget planning process.", "Responsible for the capital project functions necessary to achieve Campus Living objectives (DASNY, UBF, single prime, etc.). Serve as project manager for large capital construction projects as assigned. Participate, and at times take a lead role, in the review of plans and specifications prepared by other State agencies or consultants and offer pertinent input. Serve as a key contact for outside consultants and with various other elements of the University community including senior staff. Ensure projects are delivered on time and on budget.", "Serve as contact for stakeholder requests with the appropriate end-user(s) to define project requirements, objectives and goals. Prepare written statements of project program and assist in preparing preliminary cost estimates for funding review and approval. Identify program needs, scope of work, and submit alternatives to reduce cost. Assist in scheduling construction work and utility shutdowns or other service interruptions to avoid, wherever possible, conflicts with the ongoing operation of the University. Work with contractors and/or supervisors in monitoring progress of projects through site inspections and communicate continually with stakeholders during construction.", "Serve as a subject matter expert for the appropriate staff and other units within Campus Living regarding interior design, interpretation of building codes, and accessibility requirements. Shares in setting work priorities and objectives according to established policies. Contribute to important operating policies, decisions, and actions with long range impacts. Provide as-built information to update and maintain inventory drawings, the Master Project List (MPL), and other architectural drawings/items as required. Serve in an active role on the strategic team for emergency planning and facility crisis intervention", "Responsible for coordination of effective communication between Campus Living Facilities, Residential Life and Residential Operations units regarding capital projects. Participate in the University master planning process, communicating Campus Living capital plans with University Facilities. Communicate with additional campus entities as appropriate to coordinate project work."]
